July and August thunderstorms in Virginia can drop two inches of rain in an hour — onto Piedmont clay that sheds water like pavement. All of it heads for the lowest point around, which is your foundation drain, which is your sump pit. The pump either works that night or your flooring pays.
The bucket test
Pour water into the pit until the float rises. The pump should start promptly, evacuate the water quickly, and shut off cleanly without rattling or running on. Hesitation, grinding, or short-cycling means service now, not after the storm. Do this test each spring and again mid-summer.
Check the parts that actually fail
- Check valve on the discharge pipe — if water falls back after shutoff, the pump re-pumps the same water until it burns out
- Float — must move freely; a float wedged against the pit wall is the most common 'failed pump' that isn't
- Discharge outside — water must exit well away from the foundation, not recycle back into the drain tile
The power problem
The storms that flood NoVA and Fredericksburg basements are the same storms that drop trees on power lines. A pump without backup power protects you from every storm except the bad ones. Battery backup systems run a few hundred dollars; a flooded finished basement starts at ten times that.
Age it out
Quality pumps last 7–10 years. If yours is past that and your lower level is finished, replace on your schedule — pumps fail during storms, because storms are when they finally work hard.
